Due to our approach, knowledge and experience, we will have an in depth appraisal of any Care Homes we have for sale, together with detailed trading information.
We are able to offer a very hands on approach to any prospective buyer all the way through the buying process.
Following viewing, if still keen to pursue the business, the prospective buyer will be sent a further information pack, (accounts, inspection report, fee lists, etc).
Assuming following receiving further trading information the buyer wishes to make an offer, the Director handling the case will undertake all negotiations on behalf of the vendor.
Very often, we will introduce the buyer to a specialist lender or broker who will ensure that they get the best deal in this specialised market.
On agreeing a deal with vendor and purchaser, the Director will produce a sales memorandum which will be sent to all parties and solicitors.
We are able to recommend specialist lawyers to both vendors and purchasers if required. (Then the hard work begins)
We involve ourselves in the following:
- Valuation: (for the bank) we are very often able to talk the deal through with the valuer
- Legals: We are in regular contact with lawyers and often play a very proactive role in negotiating the contract.
- Accountants: We are often involved in negotiation of apportionment of the value.
- CQC: We help the buyer if required in their CQC application and very often help push this through
- Planning departments: We often find ourselves on fact finding missions on behalf of lawyers, banks and banks underwriters.
